FOR PROPERTY LOCATED EAST OF FENWAY BOULEVARD NORTH AND NORTH OF FENWAY BOULEVARD CIRCLE NORTH WHEREAS, R. A. Pearson Mechanical Inc. has requested approval of a site plan to allow for the construction of a 45,000 square foot building and related site improvements on the property legally described as follows: Lot 1 Block-l.ofBald Eagle Industrial Park, 5" Addition WHEREAS, the the Planning Commission has reviewed the site plan at a duly called Public Hearing and recommends approval, and; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the request by R. A. Pearson Mechanical Inc. for a site plan, subject to the following conditions: 1. A site plan is approved to allow the construction of a 45,000 square foot building, in accordance with the plans received on October 6, 2005, except as amended by this resolution. 2. The applicant shall comply with the engineer's memo dated October 6, 2005, and submit a revised grading and stormwater management for approval by the City Engineer prior to issuance of a building permit. 3. Prior to the issuance of a building permit, the applicant shall provide a screening plan including prospective sight lines from adjacent public right-of-ways. The rooftop mechanical units shall be screened completely by the . parapet wall or a treatment compatible to the building architecture. 4. Prior to the issuance of a building permit, the applicant shall submit a lighting plan for any exterior lighting. The plan shall include cut -sheets indicating that all lighting will contain cut-off fixtures and will comply with the City's exterior lighting standards. 5. The applicant shall submit a revised landscape plan detailing the year round screening proposed for the loading area. 6. All exterior signage shall comply with the ordinance standards. 7. The applicant shall construct the 27 additional parking spaces designated on the site plan as "proof of parking" if parking demand increase, if a parking problem arises, or if the additional office space in the building is occupied by another tenant.
