APPROVING A MINOR SUBDIVISION FOR JIM LEROUX ON PROPERTY
LOCATED AT THE SOUTHWEST CORNER OF 165TH STREET NORTH AND
EVERTON AVENUE
WHEREAS, an application has been filed by Jim Leroux that requests approval of a
minor subdivision for property located at the southwest corner of 165h Street North and
Everton Avenue
WHEREAS, the subject property is legally described as follows:
(See attached legal description)
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor
subdivision for Jim Leroux, subject to the following conditions:
1. A minor subdivision is approved in accordance with the plans and application
received by the City on May 11, 2004, except as amended by this resolution.
2. The property is subject to the development standards of the FUS zoning district.
3. A variance is approved from the minimum lot size standards for parcel C
4. Prior to recording the subdivision, the applicant shall dedicate 33 feet of right-of-way
for 1651' Street, and 100 feet of right-of-way for the future parkway.
5. Prior to recording the subdivision, the proposed building site and septic field shown
for Parcel C, shall be relocated so as to comply with the required building setbacks.
ADOPTED by the City Council on July 6, 2004.
