APPROVING A MINOR SUBDIVISION FOR PULTE HOMES OF MINNESOTA
CORPORATION ON PROPERTY IDENTIFIED AS PID#19-031-21-21-0006 AND
PID#18-031-2144-0002
WHEREAS, applications have been filed by Pulte Homes of Minnesota that requests a
minor subdivision of each of the two parcels of land;
WHEREAS, the subject property is legally described as shown on Attachment A and
Attachment B;
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor
subdivision for Pulte Homes of Minnesota, subject to the following conditions:
1. A minor subdivision is approved in accordance with the plans and application
received by the City on August 30, 2004, except as amended by this resolution.
2. The parcels within the boundaries of the Waters Edge South development (Parcels A
and C) will be incorporated into that plat.
3. The remaining parcels (Parcels B and D) will be retained by Xcel Energy.

EXISTING LEGAL DESCRIPTION FOR PID# 18-031-21-44-0002
A strip of land Fifty (50) feet in width running over and across the Northeast Quarter of
the Southeast Quarter (NE 1/4 of SE 1/4) and the South Half of the Southeast Quarter
(S1/2 of SE 1/4) of Section Eighteen (18), Township Thirty-one (3 1) North, Range
Twenty-one (2 1) West; said strip of land being Twenty-five (25) feet in width on each
side of a center line which crosses above described tract and is described as follows, to -
wit: Commencing at a stake on the East line of said Section, Nine Hundred Fifty (950)
feet South of the East Quarter -Section corner thereof; running thence South Fifty-two
degrees and Twenty-seven minutes West (S 52 degrees 27 minutes W) Two Thousand
Six Hundred Forty-three (2643) feet to a stake on the South line of said Section, Two
Thousand One Hundred Sixteen (2116) feet West of the Southeast corner thereof.

County, Minnesota lying within a 50.00 foot strip of land being 25.00 feet in width on
each side of the following described center line and extensions thereof. Beginning at a
point on the East line of said Section, distant 950.00 feet South of the Northeast corner of
said Northeast Quarter of the Southeast Quarter; thence southwesterly to a point on the
South line of said Section, distant 2116.00 feet West of the Southeast corner of said
Southeast Quarter of the Southeast Quarter and there terminating.
PARCEL B:
That part of the Southwest Quarter of the Southeast Quarter of Section 18, Township 31
North Range 21 West, Washington County, Minnesota lying within a 50.00 foot strip of
land being 25.00 feet in width on each side of the following described center line and
extensions thereof: Beginning at a point on the East line of said Section, distant 950.00
feet South of the Northeast corner of said Northeast Quarter of the Southeast Quarter,
thence southwesterly to a point on the South line of said Section, distant 2116.00 feet
West of the Southeast corner of said Southeast Quarter of the Southeast Quarter and there

Fifty-two degrees and Twenty-seven minutes West Four Thousand One Hundred Sixty-
four and Eight -tenths (4164.8) feet to a stake on the West line of said Section, Twenty-

Township 31 North Range 21 West, Washington County, Minnesota, lying within a 50.00
