APPROVING PRELIMINARY PLAT FOR STEPHEN W. SHEA FOR
"O'SHEA'S IRISH RIDGE" FOR PROPERTY LOCATED IN THE
SOUTHWEST QUADRANT OF 155TH STREET NORTH AND IRISH AVENUE
NORTH.
WHEREAS, Stephen W. Shea has requested approval of a preliminary plat to allow
construction of 4 single-family homes on a 41.83 -acre property legally described as
follows:
That part of the SW '/ of Section 14, Township 31, Range 21, Washington
County, Minnesota, lying westerly of the center line of Irish Avenue North
and its Northerly extension, lying North of the South 1400.00 feet thereof
and except the following:
Commencing at the Northwest corner of said SW % of Section 14; thence
East along the North line of said SW % of Section 14, a distance of 418.00
feet to the point of beginning of the land to be described; thence
continuing East, along said North line, 660.00 feet; thence South, at right
angles to said North line 264.00 feet; thence West at right angles, 660.00
feet; thence North, at right angles, 264.00 feet to the point of beginning.
WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called
Public Hearing and recommends approval,
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the
request by Stephen W. Shea for a preliminary plat, subject to the following conditions:
1. A preliminary plat is approved to allow the creation of 4 single-family lots in
accordance with the plans and application received by the City on October 21, 2004,
except as amended by this resolution.
2. The development is subject to the Agricultural district standards; no variances are
granted or implied.
3. Prior to release of the final plat for filing, the applicant must comply with the
following conditions:
a. Provide a 25 -foot trail and landscaping easement.
b. The applicant must obtain all necessary permits from Rice Creek Watershed
District and the wetland LGU prior to approval of the final plat.
c. The plat must be revised to identify the required drainage and utility easement
language on the plat.

4. Prior to issuance of building permits, the applicant must comply with the following
conditions:
a. Driveway permits must be obtained for each lot.
b. A landscaping plan, showing one overstory shade tree in the front yard of each
home must be provided or the applicant must otherwise satisfactorily indicate to
the City that the landscaping requirements will be met.
c. The applicant must comply with all City, County and State requirements for
septic and well installation. Copies of such permits shall be provided to the City.
d. The developer must notify buyers in writing of the Gun Club's location.
5. The applicant shall comply with all conditions from the City Engineer's memo dated
November 10, 2004.
