APPROVING A MINOR SUBDIVISION FOR MICHAEL MASSIE FOR
PROPERTY LOCATED NORTH OF 12eD STREET
WHEREAS, - Michael Massie has requested approval of a minor subdivision for property
legally described as follows:
The SWI/4 of the NEI/4 of Section 33, T31 N, R21 W, according to the United
States Government Survey thereof.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the
request by Michael- Massie for a minor subdivision, subject to the following conditions:
1. A minor subdivision is approved to allow the creation of three rural residential lots, in
accordance with the plans and application received by the City on September 16,
2002, except as amended by this resolution.
2. The development is subject to the general development standards of the Rural
Residential zoning district.
3. The applicant shall provide a 33 -foot easement for public road purposes over the
northerly half of 125th Street.
4. The developer must obtain all necessary permits from Rice Creek Watershed District.
5. Prior to recording the subdivision, the developer shall pay the park dedication fees in
lieu of land dedication, pursuant to the Dedication Policy in effect at the time of
recording the final plat. The park dedication fee is currently $1,700.00 per lot.
6. The City shall review the placement of driveways at the time of building permit to
ensure that they have adequate sight visibility.
7. The applicant shall disclose, to future buyers, the location of the Bald Eagle
Sportsman Club located south of 125h Street. The disclosure statement shall note
that gun noise may be audible from the property.
