RESOLUTION 2003-55
APPROVING FINAL PLAT AND DEVELOPMENT AGREEMENT FOR
LAKEVIEW HUGO L.L.P. FOR FABLE HILL a ADDITION
WHEREAS, Lakeville Hugo LLP has requested approval of - a - development agreement
and final plat to allow construction of 24 single family detached homes on property
legally described as follows:

NOW, THEREFORE, BE rr HEREBY RESOLVED BY THE C]TY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final
plat and development agreement for Lakeview Hugo LLP for Fabled Hill Vw Addition;
and
FURTHER, that the following conditions be met prior to recording the final plat:
1. A final plat is approved to allow the construction of 24 homes, two outlots and one
park, in accordance with the plans received by the City on September 17, 2003,
except as amended by this resolution.
2. The development agreement must be executed by the developer and the City prior to
release of the final plat.
3. Development standards shall be according to the PUD general plan amendment and
preliminary plat approvals granted by the City Council on June 2, 2003 and August 4,
2003, respectively. The developer must comply with all conditions of approval prior
to issuance of building permits.
4. The developer must obtain all necessary permits from Rice Creek Watershed District.
5. The developer shall comply with all requirements from the City Engineer.
6. The developer shall comply with requirements from the City Water Resources
Engineer.
7. Final utility plans and details must be submitted for review and approval by City staff
prior to release of final plat.

8. Final construction plans, including drainage documents, must be submitted for review
and approval by City staff prior to release of final plat.
9. Park dedication shall be land dedication, fees in lieu of dedication or some
combination of the two as determined by the Parks Commission.
