APPROVING A PRELIMINARY PLAT FOR CENTEX HOMES FOR
PROPERTY LOCATED WEST OF FENWAY BOULEVARD AND NORTH OF
132ND STREET NORTH
WHEREAS, Centex Homes has requested approval of a preliminary plat to allow
eighteen condominium lots and three outlots on property legally described as follows:
Outlot B, Woods of Bald Eagle Lake, according to the recorded plat thereof, Washington
County, Minnesota, except that part platted as Townhomes of Bald Eagle Lake,
according to the recorded plat thereof, Washington County, Minnesota.
WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called
Public Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the
preliminary plat for Centex Homes property to be known as "Clearwater Crossing",
located west of Fenway Boulevard and north of 132°d Street North, subject to the
following conditions:
1. A preliminary plat is approved to allow the creation of eighteen condominium lots
and three outlots, in accordance with the plans and application received by the City
on March 18, 2002, except as amended by this resolution.
2. Development standards shall be as required by the R-5 district.
3. An 8 -foot bituminous trail shall be provided in lieu of the proposed 6 -foot sidewalk.
The developer shall provide a trail easement to ensure that adequate planting space is
retained in the boulevard.
4. The developer must obtain all necessary permits from Rice Creek Watershed District.
5. No park dedication credit shall be given for dedication of Outlot A.
6. Prior to recording the final plat, the developer shall pay the park dedication fees in
lieu of land dedication, pursuant to the Dedication Policy in effect at the time of
recording the final plat.
