RESOLUTION 2002 - 20
APPROVING SITE PLAN AND VARIANCE FOR COMO LUBE FOR A BUILDING
ADDITION ON PROPERTY LOCATED AT 13575 FENWAY BOULEVARD
WHEREAS, Como Lube has requested approval of a site plan and variance to allow
construction of a 5,712 square foot building addition on property legally described as
follows:
Lot 2, Block 1, Bald Eagle Industrial Park 3'd Addition.
WHEREAS, the Planning Commission has reviewed the site plan and variance at a duly
called public meeting and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site
plan and variance for Como Lube on property located at 13575 Fenway Boulevard,
subject to the following conditions:
1. A site plan is approved to allow construction of a 5,712 square foot building addition,
trash enclosure, and cyclone fence, in accordance with the plans and application
received by the City on March 8, 2002, except as amended by this resolution.
2. A variance is approved to allow a 20 -foot setback from the front (north) property line.
3. Prior to issuance of a building permit, the applicant shall revise the landscaping plan
by moving the spruce trees away from the intersection.
4. Standard Conditions:
A. Compliance with the City Engineer's Memorandum.
B. Compliance with Rice Creek Watershed District requirements.
C. Compliance with the Fire Chiefs requirements regarding fire flow
calculations, the location of fire hydrants, fire department connections, and
fire lane signage.
D. Compliance with regulations regarding handicapped parking spaces and
access.
