HomeMy WebLinkAbout2002.06.17 RESO 2002-0026RESOLUTION 2002 - 26 APPROVING A SITE PLAN AND CAMPUS DEVELOPMENT FOR STOCKNESS CONSTRUCTION AND TOM JACKSON FOR PROPERTY LOCATED EAST OF FENWAY, NORTH OF 13& STREET AND SOUTH OF 140"' STREET WHEREAS, Stockness Construction and Tom Jackson have requested approval of a site plan to allow construction of a 19,200 square foot officelwarehouse building and a Campus Development on property legally described as follows: Lot 4, Block 1, Bald Eagle Industrial Park 4"' Addition WHEREAS, the Planning Commission has reviewed said site plan at a duly called public hearing and recommends approval of the site plan and conditional use permit, and; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site plan and campus development for Stockness Construction and Tom Jackson on property located east of Fenway Avenue, north of 130"' Street and south of 140' Street, subject to the following conditions: 1. A site plan is approved to allow construction of a 19,200 square foot building in accordance with the plans and application received by the City on May 13, 2002, except as amended by this resolution. This site plan shall constitute phase one of the campus development. 2. A conditional use permit is approved to allow a campus development in accordance with the plans received by the City on May 15, 2002. The campus development may occur in three phases. 3. Adequate access shall be provided to the campus development prior to constructing buildings in the second or third phase. 4. A separate site plan application is required prior to constructing buildings in phase two or three. 5. The necessary cross access and maintenance agreements shall be recorded for any future shared driveways, access, or parking. 6. The applicant shall submit a revised landscape plan demonstrating compliance with the City's ordinance prior to issuance of a building permit. Resolution 2002- 26 Page 2 7. The applicant shall submit details on any proposed exterior lighting. This information shall be submitted with the building permit application. 8. Standard Conditions: A. Compliance with regulations regarding handicapped parking spaces and access. B. Compliance with Fire Marshal recommendations regarding hydrant location, fire lane signage, and fire department connections.
