APPROVING A PRELIMINARY PLAT FOR RODNEY BAHR FOR PROPERTY
LOCATED NORTH OF THE INTERSECTION OF 132ND STREET AND
HADLEY AVENUE
WHEREAS, Rodney Bahr has requested approval of a preliminary plat for property
legally described as follows:
The northwest quarter of the southeast quarter of Section 28, Township 31, Range
21; and,
That part of the southwest quarter of the southeast quarter of Section 28,
Township 31 Range 21, which lies northerly of the centerline of 132nd Street.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the
request by Rodney Bahr for a preliminary plat, subject to the following conditions:
A preliminary plat is approved to allow the creation of four rural residential lots, in
accordance with the plans and application received by the City on June 6, 2002.
2. The development is subject to the general development standards of the Rural
Residential zoning district.
3. The plat shall include 33 feet of right-of-way over the northerly half of 132nd Street.
4. The developer must obtain all necessary permits from Rice Creek Watershed District.
5. The applicant shall submit soil tests for each lot prior to submitting the final plat.
6. Prior to recording the final plat, the developer shall pay the park dedication fees in
lieu of land dedication, pursuant to the Dedication Policy in effect at the time of
recording the final plat. The park dedication fee is currently $1,700.00 per lot. Park
fees would not be required for the existing home site.
ADOPTED by the City Council this 15th day of July 2002.
