RESOLUTION 2001- 8
APPROVING SITE PLAN FOR DAN NORTHROP FOR PROPERTY LOCATED
EAST OF FENWAY AVE AND SOUTH OF FENWAY COURT
WHEREAS, Dan Northrop has requested approval of a site plan to allow construction of
a 42,000 square foot building and related site improvements on property legally described
as follows:
Lot 1, Block 1, Bald Eagle Industrial Park 3`d Addition
WHEREAS, the Planning Commission has reviewed said site plan at a duly called public
meeting and recommends approval of the site plan, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site
plan for Dan Northrop on property located east of Fenway Avenue and south of Fenway
Court, subject to the following conditions:
1. A site plan is approved to allow construction of a 42,000 square foot building in
accordance with the plans and application received by the City on January 14, 2001,
except as amended by this resolution.
2. The building may be constructed in two phases. The first phase shall consist of
30,000 square feet, and the second phase may be a maximum of 12,000 square feet.
If the second phase is not constructed within one-year from the date of this approval,
a separate site plan review will be required.
3. The applicant shall submit an exterior lighting plan consistent with City ordinances
for staff review and approval.
4. The applicant shall submit a landscaping plan in compliance with City ordinances for
staff review and approval.
5. Standard Conditions:
A. Compliance with City Engineer's Memo.
B. Compliance with Rice Creek Watershed District requirements.

C. Compliance with the Fire Chiefs requirements regarding fire flow
calculations, the location of fire hydrants, fire department connections, and
fire lane signage.
D. Compliance with regulations regarding handicapped parking spaces and
access.
ADOPTED by the City Council this 19th day of March 2001.
