RESOLUTION 2001-18
APPROVING SITE PLAN, CONDITIONAL USE PERMIT, AND VARIANCE FOR
SIXTY 1 STOP INC. FOR PROPERTY LOCATED AT 14815 FOREST BOULEVARD
WHEREAS, Mark Granger has requested approval of a site plan, conditional use permit,
and variance to allow construction of a 1,120 square foot bank and a 600 square foot
convenience store addition on property legally described as follows:

WHEREAS, the Planning Commission has reviewed said site plan at a duly called public
meeting and recommends approval of the site plan, conditional use permit, and variance
and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site
plan for Sixty 1 Stop Inc. on property located at 14815 Forest Boulevard, subject to the
following conditions:
1. A site plan, conditional use permit, and variance is approved to allow construction
of a 1,120 square foot bank building and a 600 square foot convenience store
addition in accordance with the plans and application received by the City on
March 12, 2001 and revised on April 19, 2001, except as amended by this
resolution.
2. Prior to issuance of a building permit, the applicant shall submit an application to
relocate the common property line to provide the correct setbacks.
3. The applicant shall install a speed bump north of the gas pumps between Highway
61 and the gas/convenience store.
4. The applicant shall record cross -access and shared parking easements or
covenants on all three parcels.
5. The applicant shall submit a revised site plan showing the location of the
proposed crosswalks and the location of the necessary traffic control signs.

6. Remove the semi -trailers and other materials from the parking lot located south of
the auto body repair shop.
7. Comply with applicable fire code requirements.
8. The parking lot south of the auto body shop shall be paved to accommodate the
proposed customer and employee parking.
9. Delete parking along 14e Street north of the gas/convenience store and install a
barrier type curb.
10. Standard Conditions:
A. Compliance with the Fire Chief s requirements regarding fire flow
calculations, the location of fire hydrants, fire department connections, and
fire lane signage.
B. Compliance with regulations regarding handicapped parking spaces and
access.
