CITY OF HUGO RESOLUTION 2001- 52 APPROVING FINAL PLAT AND DEVELOPMENT AGREEMENT FOR SEDONA HOMES FOR PINEVIEW MEADOWS 2ND ADDITION FOR PROPERTY LOCATED SOUTH OF EGG LAKE ROAD AND EAST OF HIGHWAY 61 WHEREAS, Sedona Homes has requested approval of a final plat and development agreement for Pineview Meadows 2nd Addition to allow the creation of 66 townhome lots on property legally described as follows: Insert Legal Description WHEREAS, the City Council has reviewed the final plat and finds that it is consistent with the approved preliminary plat for Pineview Meadows 2nd Addition, and; WHEREAS, the City Council has reviewed the development agreement and finds that it is consistent with the City's policies and ordinances regarding the review of plats. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final plat and development agreement for Sedona Homes on property located south of Egg Lake Road and east of Highway 61, subject to the following conditions: 1. A final plat and development agreement is approved for Pineview Meadows 2"d Addition, in accordance with the plat prepared by E.G. Rud & Sons, Inc., except as amended by this resolution. 2. The applicant shall loop the water main to the existing water main along Highway 61. The water main shall consist of a 12 -inch pipe. The City will reimburse the developer for the over sizing of the pipe. 3. Sidewalks shall be required along one side of the public street. A 10 -foot wide sidewalk easement shall be required adjacent to the east/west extension of Flay Avenue. The easement shall be recorded with the final plat. 4. The applicant shall pay park dedication fees prior to recording of the final plat. 5. The applicant shall obtain approval of the land development plan by the Rice Creek Watershed District. 6. A 'temporary cul-de-sac or other approved turnaround shall be provided at the end of Flay Avenue. 7. The applicant shall provide a connection to the private driveway easement located west of the property to provide a secondary means of access for public safety vehicles. A breakaway gate shall be installed at the end of the east/west road to prevent residents from using this access drive. I Resolution 2001- 52 Page 2 8. The applicant shall revise the storm water drainage plan as required by the City Engineer. ADOPTED by the City Council this 5th day of September 2001.
