RESOLUTION 2000 - 28
APPROVING PRELIMINARY PLAT AND SITE PLAN FOR SCHWIETERS
CONSTRUCTION FOR PROPERTY LOCATED EAST OF FENWAY AVE AND
SOUTH OF 14e STREET
WHEREAS, Schwieters Construction has requested approval of a preliminary plat and
site plan to allow construction of two 45,000 square foot buildings and related site
improvements on property legally described as follows:
Outlot A, Bald Eagle Industrial Park 3'd Addition
WHEREAS, the Planning Commission has reviewed said preliminary plat and site plan at
a duly called Public Hearing and recommends approval of the preliminary plat and site
plan, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the
preliminary plat and site plan for Schwieters Construction on property located east of
Fenway Ave. and south of 140' Street, subject to the following conditions:
1. A preliminary plat is approved to allow the creation of two lots, in accordance with
the plans and application received by the City on August 14, 2000.
2. A site plan is approved to allow construction of two 45,000 square foot buildings, in
accordance with the plans and application received by the City on August 14, 2000,
except as amended by this resolution.
3. Cross access and maintenance agreements shall be prepared for the shared driveway
located along the common lot line. The agreement shall be recorded prior to issuance
of building permits.

4. The applicant shall revise the plans to include two fire hydrants near the center drive
aisle on the west and east side of the property. The applicant shall locate the hydrants
in locations approved by the City's Fire Chief.
5. The applicant shall submit a lighting plan consistent with City ordinances that
incorporates a "shoe box" fixture.
6. Standard Conditions:
A. Compliance with City Engineer's Memo.
B. Compliance with Rice Creek Watershed District requirements.
C. Compliance with the Fire Chiefs requirements regarding fire flow
calculations, the location of fire hydrants, fire department connections, and
fire lane signage.
D. Compliance with regulations regarding handicapped parking spaces and
access.
ADOPTED by the City Council this 5th day of September 2000.
