HUGO PLANNING COMMISSION
AUGUST 9, 2007
Call to Order
Chairman Schumann called the meeting to order at 7:00 p.m.
PRESENT: Kleissler, McRoberts, Moore, Schumann
ABSENT: Bailly, Rosenquist, Weidt
ALSO PRESENT: Bryan Bear, Community Development Director (CDD)

Approval of Minutes of July 26, 2007
Schumann made motion, Moore seconded, to approve the Planning Commission minutes of July
26, 2007 as submitted.
Ayes: McRoberts, Moore, Schumann
Abstain: Kleissler
Motion carried.
Gusset Design CUP and Site Plan for Addition
The Planning Commission held a public hearing to consider the request of Gusset Design, 15587
Forest Boulevard North, for a site plan review and conditional use permit (CUP) for an addition
to the existing building. The current building totals 5,740 square feet and is used for office,
manufacturing, and warehousing. The requesting party proposes an addition that totals 12,060
square feet which would be used for warehousing equipment and supplies used by the business
that is currently stored outside the existing building.
Associate Planner Rachel Simone gave a presentation explaining the addition's uses and
conformity to City of Hugo's Zoning Ordinances.
Gusset Design has also applied for a conditional use permit (CUP) to expand the legal non-
conforming use. The proposed use is permissible by law and staff recommends approval of the
permit.
Applicant Rick Burr spoke of his expansion further and brought in samples of the exterior block
he will be using not only on the new addition but his existing building as well. The aim is to
modernize the look of the building and make the land more functional for his business.
Rosenquist asked to clarify what is currently non -conforming about the business use. Associate
Planner Rachel Simone explained that the property is zoned general business (C-2) and the use is
industrial thus the need for the conditional use permit.

Schumann made motion, Moore seconded, to recommend approval of a conditional use permit
and site plan to allow expansion of a legal non -conforming industrial use on the property located
at 15587 Forest Boulevard North.

Motion carried.
Adjournment
Kleissler made motion, Schumann seconded, to adjourn at 7:22 p.m.
