HomeMy WebLinkAbout2004.08.12 PC MinutesMINUTES HUGO PLANNING COMMISSION AUGUST 12, 2004 Call to Order Chairman Schumann called the meeting to order at 7:00 p.m. PRESENT: Bailly, Hoffbeck, Kleissler, McRoberts, Rosenquist, Schumann ABSENT: Malaski ALSO PRESENT: Bryan Bear, Community Development Director (CDD) Kendra Lindahl, Planner Minutes of July 22, 2004 Kleissler made motion, McRoberts seconded, to approve the minutes of July 22, 2004 as submitted. All Ayes. Motion carried. Matt Benson Site Plan for Property in Peloquin Industrial Park The Planning Commission considered the request of Matt Benson, 15265 Old Guslander Trail, Marine on St. Croix, for site plan approval for a cabinet shop at 15171 Freeland Avenue North (Peloquin Industrial Park). The applicant was seeking approval to construct a 3,022 square foot addition onto the existing building. The Planner explained that the 1.5 acre site includes one building with a metal exterior yellow in color. The applicant is proposing to add additional space at the rear that would have EFIS finish. The building would be used for manufacturing, warehousing and storage. Improvements would be made to the parking area in front by adding curb and gutter, as well as ponding on the south end of the site. The applicant would be required to hook up to municipal sewer within the year and was considering City water service as well. The applicant would also be required to submit a landscape plan prior to the issuance of a building permit. In response to the Commission's questions, the applicant explained that the front of the building would be landscaped with sod and trees. Hours of operation would be between 7:00 am and 5:00 pm. There was exterior lighting in the front of the building and a dust collector would be installed inside the building that would be insulated to reduce noise. McRoberts made motion, Bailly seconded, to recommend approval of the site plan for Matt Benson. All Ayes. Motion carried. Miscellaneous VICTOR GARDEN RESIDENTS MEETING Chair Schumann informed the Commission that he had met with the residents from the Victor Gardens Development and the developer Len Pratt regarding issues brought up at previous meetings. Concerns of the homeowners were the similarities of the architecture and colors of the homes in the development, and price of homes stated as $300,000 and up when they were told homes in the development would be between $400,000 and 600,000. Also of concern to the residents were the mail kiosks and the landscape along the boulevard not being finished or in a state of disrepair. Schumann said he felt the residents were very cordial and Pratt was very receptive to the concerns. LETTER FROM RESIDENT CONCERNING RICE LAKE PARK Chair Schumann addressed a letter received from Rennae J. Glidden, 7215 137th Street North, regarding the development of the Rice Lake Park property and the proposed soccer fields. Schumann suggested sending Glidden a copy of the Parks Commission meeting schedule and invite her to attend the meetings. Adiournment Rosenquist made motion, Bailly seconded, to adjourn at 7:15 All Ayes. Motion carried.
