PRESENT: Schoeller, Bob Olson, Rudisill, Atkinson ABSENT: Ray Olson, Fashingbauer, Granger Motion made by Atkinson, seconded by Rudisill to approve the minutes of March 26, 1986. All aye, motion carried. Motion made by Bob Olson, seconded by Rudisill to approve the mintues of April 2, 1986, special meeting. All aye, motion carried. The regular meeting was recessed and the public hearing called to order at 7:05PM. John Bergman - Public hearing - There was no public in attendance to comment. The public hearing was closed and the regular meetingreconvened at 7:15. Mr. Bergman plans to create two ten acre parcels from his 72 acre property. Motion made by Atkinson, seconded by Schoeller to recommend approval of the subdivision for John Bergman to split two ten acre parcels from a 72 acre piece with the following conditions; 1. A certificate of survey is provided of the 72 acre parcel and indicating the two newly created parcels. 2. The lots be a minimum of 300' in width. 3. A permanent roadway and utility easement of 30' from 11th to 175th St. adjacent to the property in question. 4. Parkland dedication be paid as established. All aye, motion carried. It was recommended that the city engineer and staff member check on the con- dition of the easement on the west side of the property to determine whether it is dedicated and recorded. Motion made by Atkinson, seconded by Rudisill to recommend that the City Council waive the full plat requirement for the Bergman subdivision. All aye, motion carried. The regular meeting was recessed and the Sempel public hearing called to order at 7:30PM. Don Sempel - Public hearing - Mr. Sempel would like to divide parcels B & C as indicated on the survey located in the industrial zone. There was no public to comment on the division. The public hearing was closed and the regular meeting reconvened at 7:40 PM. Planning Commission Minutes April 9, 1986 page 2 Sempel - cont. Motion made by Rudisill, seconded by Bob Olson to recommend approval of the Subdivision for Donald Sempel to divide Parcels B & C as indicated on survey with the following conditions; 1. A certificate of Survey be provided. 2. Parkland dedication be paid if applicable. 3. Proof of ownership be provided. All aye, motion carried. Atkinson made motion, seconded by Rudisill to waive the full plat requirement at this time but if there are any further splits the hardshell requirement should be fulfilled. All aye, motion carried. Mr. Schoeller stated his concern that the city is creating an industrial park across from an existing industrial and questions whether this is good planning. Keith Anderson - Discussion - Mr. Anderson owns approximately 16.5 acres on Round Lake. He would like to separate the ten acres from 6.5 for financing purposes. It is currently zoned RR2. A public hearing was scheduled for May 14, 1986, 7:05 PM provided required information is submitted. John Gross - Variance - Mr. Gross is applying for his home and pole building permits and plans to construct the pole building closer to the road than the house. The pole building site is 900' from the road the the homesite is approximately 1,040' from the road surrounded by pines. Motion made by Schoeller, seconded by Atkinson to recommend approval of the variance for John Gross to construct the pole building closer to the road than the principal residence.
