MINUTES OF THE PROCEEDINGS
OF THE
HUGO PLANNING COMMISSION
JANUARY 269 1977
The meeting was called to order at 8:02 P.M. by Vice Chairperson
Theodora Peltier. Attending were Peltier, Peloquin, Greger,
Rosenquist, and McAllister. Larry Irsfeld, representative from
the City Council, was also in attendance.
ABSENT: Ehret and Gillen
The following changes are to be made on the minutes of January 12,
1977:
Page 1 - 8th line of Bald Eagle Sportsmen Club - The club at
present is in an Agricultural zone.
Page 3 - Richard Johnson (2nd line) - Insert the words In order
to prevent the back 20 acres from being.landlocked, they
would give the owner an easement on the north edge of
their 20 acres.
Page 4 - Wherever the words Vice President is stated, should be
changed to read Vice Chairperson.
Motion made by Peloquin, seconded by Rosenquist, to approve the
minutes of January 12, 1977, with the above changes.
All aye. Motion carried.
A voice vote was taken on whether the approval of the minutes should
be handled after the agenda has been dealt with.

RONALD GRANGER - APARTMENT ON LAND ZONED SFU
Mr. Granger owns a parcel of land, the front half being zoned CB,
and the back half zoned SFU. He would like to build an apartment
on the back portion of his property, but is having difficulty
distinguishing the exact lines of the zoning. Peltier stated that
12,000 sq. ft. would be needed to construct a multiple dwelling.
Rosequist felt the land would be a good setting for an apartment, but
would like to see a plan of some kind. Rosenquist asked how many
units Mr. Granger planned to have in the building, and Granger
stated the maximum number that the zone would allow. LB & RB are
the only zones where multiple dwellings are allowed.

Rosenquist made motion, seconded by Greger, that the secretary
ask the City Council to amend the zoning ordinance to include
apartments in SFU zoning only by Special Use Permit.
If the zoning ordinance is amended, a public hearing will have to
be by the Planning Commission.
VOTING FOR: Peltier, Peloquin, Greger, Rosenquist, and McAllister
Motion carried.
Motion made by Rosenquist, seconded by Peltier, to ask City Council
if road easements should be considered in calculating minimum lot
size.
VOTING FOR: Peltier, Peloquin, Greger, Rosenquist, and McAllister
Motion carried.
Vern Peloquin appeared and asked about obtaining a Building Permit
on a single family house to be located in GB zoning district. Chair-
person Peltier advised him to contact the City Attorney, Charles
Johnson.
Motion made by Peloquin, seconded by Rosenquist, to adjourn at 9:34 P.M.
