HomeMy WebLinkAbout1996.11.20 BOZA Minutes MINUTES OF THE HUGO BOARD OF ZONING ADJUSTMENTS-November 20,1996 The meeting was called to order by Chairman Goiffon at 6:45PM. PRESENT: Rubenzer,Brunotte, Goiffon, Carole LaBelle Motion made by Brunotte, seconded by Goiffon to approve the minutes of June 26, 1996 as amended. All aye,motion carried. Motion made by Brunotte,seconded by Rubenzer,to approve the minutes of July 24, 1996 as amended. All aye,motion carried. VARIANCE REQUEST-DAN NADEAU Mr.Dan Nadeau is requesting a 27 foot setback variance for his new store sign at 13997 Forest Blvd. The proposed sign is subject to T.H. 61 right-of-way,and the 32 feet sign ordinance setback. The combined setback would place the sign 85 feet from the highway. Granting the applicant's request would place it 53 feet from T.H. 61. Proposed sign dimensions are 6'X 25'. There is 7' of clearance from the bottom of the sign. The 1.6 acre property is zoned RB,retail business. Ed Elliiott stated that the sign does not obstruct site lines,nor does it appear to have any adverse impact on surrounding properties. A residual issue is the future service road. An agreement with MnDot and Washington County is to remove driveway access to T.H. 61 and locate the driveways on a service road. The sign location may or may not be appropriately located at that time. Motion made by Brunotte,seconded by Rubenzer,to recommend approval of the variance for the installation of the sign for Nadeau's Market It is recommended that the variance request of 27'for the sign setback for Nadeau's Market be approved with the following conditions: 1. In the event that a conflict arises from the construction of service road with the proposed sign,the applicant will be responsible for relocating the sign to the satisfaction of the City.
