All AYES. Motion carried. Variance Request-Nor-Lakes The Board of Zoning Adjustments considered the variance request from Nor-Lakes Services Midwest, Inc., 606 Vandalia St., St. Paul, for three variances for the 73,699 square foot office/manufacturing building on proposed Lot 3, Block 1,Bald Eagle Industrial Park, 3rd Addition. A rear building setback was requested to allow them to encroach 18 feet into the required 30 foot rear setback. This would prevent conflict with the Metropolitan Council Environmental Services sewer easement and allow them to utilize a railroad spur necessary for plant operation. Puleo made motion, Brunotte seconded, to recommend approval of the variance to encroach on the rear building setback by 12 feet instead of the required 30 feet.. All Ayes. Motion carried. A driveway variance was requested to allow one-way circulation adjacent to the rear property line. This would allow for the placement of the railroad spur next to the building and eliminate the need for cars to backup. Stoltzman made motion,Brunotte seconded,to recommend approval of the variance to allow the circular driveway to abut the rear property line subject to the approval of Washington County Rail Authority and the Minnesota Transit authority,if they are a governing authority. All Ayes. Motion carried. A parking variance was requested to provide for only 34 parking spaces instead of the 78 spaces required by ordinance. The site plan provided space for 49 future parking stalls. Brunotte made motion,Puleo seconded,to recommend approval of the variance to allow 34 parking spaces subject to space being available for additional parking should they be required to comply with the ordinance in the future.
