HomeMy WebLinkAbout2018.05.07 RESO 2018-13 Schwieters Site PlanRESOLUTION 2018-13 APPROVING A SITE PLAN FOR SCHWIETERS PROPERTIES, LLP, FOR A MANUFACTURING/WAREOUSE BUILDING AND EXTERIOR STORAGE AREAS ON THE PROPERTY LOCATED AT 13676 FENWAY BOULEVARD NORTH WHEREAS, Schwieters Properties, LLP, requested approval of a site plan for an approximately 144,000 square foot manufacturing/warehouse building and associated exterior storage areas, on property legally described as follows: Outlot A, Roy Molitor 2nd Addition WHEREAS, the Planning Commission has reviewed said site plan on April 26, 2018, and recommends approval subject to the conditions listed in this resolution. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site plan for Schwieters Properties, LLP, for an approximately 144,000 square foot manufacturing/warehouse building and associated exterior storage areas, subject to the following conditions and findings: 1. All items on the Engineer's memo and "red -line" detailed engineering comments that have been sent directly to the applicant's engineer dated April 20, 2018, shall be addressed. 2. The applicant shall be required to apply for formal site plan approval for all future phases to be considered by the Planning Commission and City Council. 3. Exterior storage of equipment shall be located on a paved surface and screened. 4. The applicant shall meet all conditions listed in the conditional use permits for the exterior storage and campus development. 5. Prior to the installation of any signs, the applicant shall obtain a sign permit. 6. The deferred parking shown on the plan shall be constructed at any time deemed necessary by the City. 7. The landscaping shall be irrigated to ensure establishment. Prior to the issuance of a building permit: The applicant shall submit a revised landscape plan that meets the City's landscape ordinance requirements to be reviewed and approved by staff. a. The shrubs that are used to screen the exterior storage shall be replaced with coniferous trees. Resolution 2018-13 Page 2 9. The applicant shall submit a revised lighting plan that meets the City's lighting ordinance to be reviewed and approved by staff. 10. The applicant shall submit cut sheets for the wall mounted light fixtures to be reviewed and approved by staff. 11. The applicant shall submit fencing details to be reviewed and approved by staff. 12. The applicant shall submit the final building material samples and colors for the building to be reviewed and approved by staff. 13. The internal roof drainage system that shall be integrated into the building design and shall be reviewed and approved by staff. 14. The trash enclosures and wood scrap containers shall be internal to the building or screened with materials consistent with the building material and shall be reviewed and approved by staff. 15. The applicant shall pay $15,000.00 to the City for the upsizing of the lift station on 140'' Street to serve the development. Prior to issuance of a Certificate of Occupancy: 16. The applicant shall restore any part of the Fenway Boulevard Trail that is damaged during construction. 17. All roof top and ground mechanical equipment must be screened from view of adjacent properties. Staff shall perform an inspection when equipment is installed to ensure compliance with City code. 18. All required landscaping shall be fully installed. 19. Drainage and utility easements shall be dedicated to the City over the wetland, stormwater management facilities, and sewer extensions. 20. A maintenance agreement for the stormwater management facilities between the City and the applicant shall be reviewed and approved by the City then recorded against the property prior to the start of grading activities on the site.
