APPROVING A SITE PLAN APPLICATION FOR PHASE II OF TGK AUTOMOTIVE
LOCATED AT 13891 FOREST BOULEVARD NORTH
WHEREAS, TGK Automotive, has requested approval of a site plan for an approximately 2,900
square foot addition on an existing building for the property legally described as follows:
See Attached
WHEREAS, the Planning Commission has reviewed said site plan and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF HUGO, MINNESOTA, that it should and hereby does approve site plan for TGK
Automotive, under the following conditions:
1. A site plan is approved in accordance with the plans submitted on February 21, 2020, and
March 16, 2020, except as amended by this resolution.
Prior to issuance of a building permit:
1. All items on the Engineer's memo dated April 1, 2020, shall be addressed.
2. Drainage and utility easements shall be dedicated to the City over the expanded
stormwater pond area.
3. The stormwater maintenance agreement shall be amended to include the new expansion.
4. The applicant shall provide additional landscaping, to be reviewed and approved by staff,
on the east side of the site in order to screen the added parking spaces from the residential
neighborhood.
5. The applicant shall transplant the existing trees on site located in the proposed new
parking stalls to a new location on the east side of the site.
6. All lighting for the project shall be downcast, cut-off fixtures that direct light away from
adjacent properties and public streets.
Miscellaneous:
7. The addition shall be constructed with the same materials and colors of the existing
building on site.
8. The applicant shall be required to replace any trees that die from being transplanted with
trees of similar size and maturity.

All that part of the North 1/2 of the Northwest 1/4 of Section 29, Township 31, Range 21,
described as follows: Beginning at the intersection of the South line of said tract and the East
line of State Highway No. 61, as now widened to 111 feet; thence North 11 degrees 51 minutes
East, along said Highway line a distance of 501.4 feet to the actual point of beginning of the
tract to be described; thence Easterly and parallel with the South line of said North 1/2 of the
NW 1/4 a distance of 400 feet; thence Northerly at right angles to last course a distance of
357.26 feet; thence Westerly and parallel with the South line of said North 1/2 of the NW 1/4 a
distance of 325.23 feet to its intersection with the East line of State Highway No. 61, as now
widened to 111 feet; thence South 11 degrees 51 minutes West along said Highway line a
distance of 365.0 feet to the actual point of beginning, containing 2.97 acres, more or less,
according to the United States Government Survey thereof.
