ON BEHALF OF HUGO GOOD NEIGHBORS FOOD SHELF FOR CONSTRUCTION OF AN ADDITION TO THE EXISTING BUILDING ON THE PROPERTY LOCATED AT 15106 FRANCESCA AVENUE NORTH WHEREAS, nai Architects, Inc., on behalf of Hugo Good Neighbors Food Shelf, has requested approval of a site plan for construction of an addition to the existing building located on the property that is legally described as follows: Lot 1, Block 1, Husnik Industrial Park WHEREAS, the Planning Commission has reviewed said site plan on December 17, 2020, and recommends approval subject to the conditions listed in this resolution. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site plan for Hugo Good Neighbors Food Shelf for construction of an addition to the existing building with the following findings: 1. A site plan is approved to allow construction of an approximately 400 square foot addition to the existing 1,455 square foot building in accordance with the plans dated October 19, 2020, modified November 17, 2020, except as amended by this resolution. 2. If parking issues occur, additional parking shall be constructed as deemed necessary by the City. 3. Prior to installation of any signage the applicant shall apply for a sign permit that will be reviewed and approved by staff. 4. The applicant shall obtain all necessary local, state, and federal permits. Prior to commencement of any grading or site development work: 5. All items on the Engineer's memo and "red -line" detailed engineering comments that have been sent directly to the applicant's engineer dated December 11, 2020, shall be addressed. Prior to the issuance of a building permit: 6. The colors and materials for the addition shall be consistent with the existing building. Prior to issuance of a Certificate of Occupancy: 7.
