WHEREAS, Meridian Land Holdings, LLC, has requested approval of a final plat and
development agreement to plat 23to be known as "Fox Meadows 2°d Addition" located
east of Highway 61 and north of 125tt' Street and is legally described as follows:
OutlotA, Fox Meadows 1st Addditon
and
Outlet B, Fox Meadows 1st Addtion.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final
plat and development agreement to Meridian Land Holdings, LLC, for "Fox Meadows
2nd Addition" subject to the following conditions:
1. The final plat is approved to allow the construction of 23 single family homes, in
accordance the approved preliminary plat dated October 25, 2013, and revised
February 4, 2014, the final plat plans received by the City and dated March 20,
2014; December 8, 2014, and December 19, 2014, except as amended by this
resolution.
2. The final plat shall be subject to the preliminary plat approval granted by the City
Council on March 3, 2014, and as maybe amended. (Resolution # 2014-07).
3. Development is subject to the R-3 district standards and setbacks as followed. No
variances are granted or implied.

4. The development shall comply with the comments in the Engineer's memo dated
February 5, 2014, March 28, 2014 and May 15, 2014, and January 26, 2015.
5. The landscaping planned for the development shall be installed all at the same
time during each phase. The developers shall take proper precautions to protect
the trees as the homes are being built.
6. Each home shall include a minimum of 2 parking spaces within the driveway.
The driveway widths shall be a maximum of 24 feet at the right of way line.
7. The developer shall pay the sewer and water trunk fees for each lot at final plat.
The City's SAC and WAC fees will be paid at the time building permits issued.

8. The developer shall enter into a development agreement, shall agree to complete
all improvements, and pay all fees as required by the agreement,
9. The applicant shall file the final plat, development agreement and associated
documents with Washington County. Proof of recording shall be provided to the
City. A copy of the Mylar shall be submitted to the City.
10. The applicant shall submit one full set of approved final plans to the City.
11. If a sales trailer is located in the property, a site plan and building elevations shall
be submitted for City review and approval.
