APPROVING A SITE PLAN O'REILLY AUTO ENTERPRISES, LLC, IN THE
CENTRAL BUSINESS ZONING DISTRICT ON PROPERTY LOCATED AT
14777 FOREST BOULEVARD NORTH
WHEREAS, O'Reilly Auto Enterprises, LLC, has requested approval of a site plan for an
approximately 7,000 square foot retail building and is legally described as follows:
See Attached
WHEREAS, the Planning Commission has reviewed said site plan and recommends
approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve site plan
for O'Reilly Auto Parts, under the following conditions:
1. A site plan is approved in accordance with the plans submitted on January 9,
2015, except as amended by this resolution.
2. Prior to the installation of any signs, the applicant shall obtain a sign permit.
Prior to the issuance of a building permit:
1. All items on the Engineer's memo and "red -line" detailed engineering comments that
have been sent directly to the applicant's engineer dated January 14, 2015, shall be
addressed.
1. All items in the MnDOT comment letter shall be addressed.
2. An easement shall be dedicated for right of way for the future expansion of TH
61.
3. A City permit shall be issued for any work completed in the 147t" Street right-of-
way.

3. The applicant shall provide a material sample in the proposed color for the E.I.F.S
proposed for review and approval by staff.
4. The applicant shall provide details for the spandrel glass for review and approval
by staff.
5. The applicant shall remove the trellis from the building plans.

6. The elevations shall be revised to include a stone sill, or comparable material,
between the rock -face block and brick to provide a transition between the
different materials.
7. The application shall provide details for the awning for review and approval by
staff.
8. The trash enclosure elevation shall be revised to include the rock -face block. as
well as, the brick used on the building.
Landscaping/Gateway Elenxents
4. The applicant shall continue to work with staff on revisions to the landscape plan.
The final design shall be reviewed and approved by staff.
5. The applicant shall add trees in the landscaped areas along 147"' Street.
6. The applicant shall continue to work with staff on what is included for the
gateway elements and the design. The final design shall be reviewed and
approved by staff.
Prior to issuance of a Certificate of Occupancy:
7. Landscaping shall be fully installed per approved landscape plan.
8. All roof top mechanical equipment must be screened from view of adjacent
properties. Staff shall perform an inspection when equipment is installed to ensure
compliance with City code.
