SCHWAB COUNTY PLANNING COORDINATOR TO: HUGO VILLAGE COUNCIL SUBJECT: LOT SPLIT REQUESTED BY .FRED FULBRIGHT DATE: OCTOBER 2, 1972 Pursuant to your request I have studied the request by Mr Fulbright relating to the subdivision of his property. Attached is a photo-copy of a proposed plat he had prepared in 1969. It is my understanding that this plat has not been submitted to the Village Council for approval. The request at this time is not for approval of the preliminary plat but only for the subdivision of a parcel of property which is a portion of the plat. and represented as Lot 8. Mr Fulbright presently has a house with two garages, one behind the other, located on the southerly half of the parcel which is designated as Lot 8, Block 2. • -It is his request to split the lot in an east west direction providing one hundred twenty-one (121) feet of frontage for each of the newly created lots on Hwy 61. • There would be two ways of handling this situation, one would be to require a plat of the two lots, which at this point I feel would not be feasible since Mr Fulbright has indicated he has no intention of platting the balance of the property for some period of time. The other alternative would be to allow Mr Fulbright to subdivide his property under the minor subdivision provision of the • Village of Hugo Subdivision Ordinance. The procedure to be followed would -be for Mr Fulbright to have a survey prepared of just Lot 8 making sure that the thirty (30) feet to the north of Lot 8 would still be maintained for future road. Mr Fulbright's surveyor would then draw a line through Lot 8 representing the proposed subdivision, marking off the two new lots as Lot A and B. The sur- veyor should also provide a legal description for each of the two newly created lots, Lots A and B. Upon completion of the survey, in preparation of the two legal descriptions, Mr • Fulbright would make an application for lot subdivision and the entire matter would be referred to the Planning Commission for recommendation and then final action being taken by the Village Council.
