Mr. Johnson read the Publio Hearing Notice, which was published in the White Bear Press. Mr. Bruce Folz, registered land surveyor, described the loca- tion of the property and made the following statements. - Traffic will be going to the south and west. - The property is located in the Mahtomedi- School District. - No public untilities in this area. - Proposed development is for 38 lots. - 2.2 acres per lot density. - Individual perk tests will be done after they receive con- cept approval and lot lines may change depending on the perk tests. - There is going to be a one mile walkwayaround the property. . P P y• - Does not propose a public parkland for this area. - 16* percent open space area or 13 mores. • - Mr. Folz recommended that the Village hire someone to do some control levels for the area around the village. Public Hearing closed at 9:05 P.M. The meeting was called to order at 9:34 P. L. Hareby Harley Johnson. Members present were: Johnson, argot, Leroux and Rosenqui s t.' Mr. Schwab stated his views on why he wanted the 35 lots The Metro Sewer Board states 2.5 acres, which in this area would allow only 32 lots. Motion made by Ehret, seconded by Leroux, that the Planning Commission make tentative preliminary approval of this pre- liminary plat with the conditions as were pointed out from the report of the Planning Coordinator. 1. All engineering requirements as set forth by Howard Kuusisto be complied with. 2. The proposed plat shall have a maximum of 36 lots with a minimum lot width meeting the Engineer's requirements for Lot 3 Block 3, Lot 3 Block 6, Lot 5 Block 7. 3. Prior to granting final approval of the preliminary plat, adequate staking take place on the property so that an on-site inspection can be made to determine areas for on- site sewer disposal systems. 4. After the on-site inspection is made, additional soil borings be made to a depth of eight and one-half CO) feet in locations designated by the Village Planning Consultant. . 5. Out lots 601 wide for the extension of I23rd Street and 121st Street. 6. After the on-site inspection, the soil bornge have been analyzed, and the drainage systems verified,. the Village Planning Commission reserves the right to 'reduce the number of approved lots to correspond �,o the *conditions that may . be found through this further investigation, brut in no case may the lots exceed thirty-six (3b) iamimber: 7. Prior to final approval of the plat, the developer shall make necessary arrangements with Grant Township to insure that Hadley Avenue will extend in a southeasterly direction and connect to County Road 10. The Village Council shall approve this arrangement and make sure that proper agreements can be entered into regarding maintenance of that section of the road in Grant Township. MAURICE GESSNER Motion made by Paulson, seconded by Leroux, that the Planning Commission recommend the approval of Maurice Gessner's minor subdivision with the following conditions 1. Park land dedication of #50.00. JAMES MUGG - HARDWOOD CREEK ESTATES Ann Mugg represented Mr. James Xugg and presented` the prelimi- nary plans for a subdivision of approximately 180 acres. No action was taken by the Planning Commission. ZONING ORDINANCE REVISION A discussion was held regarding commercial feed lots.
