APPROVING VARIANCES FOR SHARON HANIFL-LEE IN THE RURAL
RESIDENTIAL ZONING DISTRICT ON PROPERTY LOCATED AT 12849
GREYSTONE COURT NORTH
WHEREAS, Sharon Hanifl-Lee has requested approval of a variance from the accessory
building ordinance to allow an accessory building to protrude in front of a principal
building and a variance to allow a combine total of 2,045 square foot for accessory
buildings, where 1,500 square feet is allowed by ordinance.

WHEREAS, the Board of Zoning has reviewed said variance at a duly called public
hearing on May 28, 2015, and recommends approval with the following findings:
The requested variance is permissible by law.
2. Because of circumstances unique to the property there are practical difficulties on
meeting the ordinance.
3. The granting of the variance would be in keeping with the spirit and intent of the
ordinance.
4. The applicant is proposing to use the property in a reasonable manner and
construction of an accessory building is allowed in the RR zoning district.
5. The proposed variance would not alter the character of the area.
6. Houses are a permitted use in the RR District.
The subject property is not within a floodplain.
8. The subject property is proposed to be served by individual well and septic
systems.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the
variance request for Sharon Hanifl-Lees from the accessory building ordinance to allow
an accessory building to protrude in front of a principal building and a variance to allow a
total of 2,045 square foot for accessory buildings, where 1,500 square feet is allowed by
ordinance.
