APPROVING VARIANCE TO PLACE ACCESSORY BUILDING IN FRONT OF PRINCIPLE
STURCTURE ON PROPERTY LOCATED IN THE RURAL RESIDENTILA ZONING
DISTRICT AT 12686 INGERSOLL AVENUE NORTH
WHEREAS, John Rawson has requested a variance to allow an accessory building to be placed in the
front of the house, where the ordinance states that accessory buildings shall not protrude in front of the
principal building on the property legally described as:

WHEREAS, the Board of Zoning Adjustments and Appeals has reviewed the variance at a duly called
public hearing on Thursday, July 23, 2015, and recommended approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
HUGO, MINNESOTA, that it should and hereby does approve an accessory building to be placed in the
fi-ont of the house, where the ordinance states that accessory buildings shall not protrude in front of the
principal building, with the following conditions:
The requested variance is from the accessory buildings requirements of the ordinance and is
permissible by law.
2- Because of circumstances unique to the property there are practical difficulties on meeting the
ordinance.
3. The granting of the variance would be in keeping with the spirit and intent of the ordinance.
4. The applicant is proposing to use the property in a reasonable manner and construction of an
accessory structure is allowed in the rural residential zoning district,
5. The proposed variance would not noticeably alter the character to the average person.
Accessory structures are a permitted use in the RR District.
The subject proposed accessory structure is not within a floodplain.
8. The subject property is served by individual well and septic systems.
9. Staff will work with the applicant on landscaping between the accessory structure and the road.
ADOPTED by the City Council this 3rd day of August, 2015.
