HomeMy WebLinkAbout2005.02.24 BOZA MinutesMINUTES HUGO BOARD OF ADJUSTMENTS AND APPEALS FEBRUARY 24, 2005 Chairperson Schumann called the meeting to order at 6:33 p.m. PRESENT: Brunotte, Schumann ABSENT: Puleo ALSO PRESENT: Bryan Bear, Community Development Director (CDD) Michele Lindau, Secretary Minutes October 28, 2004 Schumann made motion, Brunotte seconded, to recommend approval of the minutes of October 28, 2004 as submitted. All Ayes. Motion carried. Kettler/Pratt Construction Variance for Monument Sign for Fenway Place The Board considered the application of Kettler Construction, 2 South Point Court, North Oaks, and Pratt Homes, 3500 Willow Lake Boulevard, Vadnais Heights, for approval to construct a four -foot high monument sign within the right-of-way on 141 st Street North for the Fenway Place Development. The sign would be located in a center traffic island, which is within the public right of way. Staff had determined that the center island was designed for the placement of a monument sign such that it would not interfere with traffic sight lines. The monument sign and the landscaping of the center island would be maintained by the Fenway Place Home Owners Association. Chair Schumann opened the public hearing. Jim and Rosemarie Powers, 5248 141St Street North, asked what the size of the sign would be and when it would be constructed. Greg Burmeister from Pratt Homes said it would be approximately seven feet high, six feet wide, would be constructed as soon as they received approval. There were no other comments and Chair Schumann closed the public hearing. Brunotte made motion, Schumann seconded, to recommend approval of the monument sign for Board of Zoning Adjustments Meeting February 24, 2005 - page 2 Fenway Place. All Ayes. Motion carried. Bacchus Homes Variance for Oversized Garage The Board considered the application of Bacchus Homes, 1701 Arcade Street, St. Paul, to allow a 1,124 square foot attached garage to the home being constructed at 12823 Greystone Avenue North. The parcel is 2.5 acres in size and legally described as Lot 8, Block 2, Hidden Hills Development. The Zoning ordinance limits the size of an attached garage to 1,000 square feet. Chair Schumann opened the public hearing. Steve Fluger, 6570 125th Street North, asked about the bylaws of the development. The CDD told him the Homeowners Association documents should be recorded at Washington County and enforced by the Association. The Board agreed that a larger garage would ensure fewer items would be stored outside, and asked that the oversized garage be considered if/when the applicant wanted to construct an accessory building. Brunotte made motion, Schumann seconded, to recommend approval of the variance to construct a 1,124 square foot garage. All Ayes. Motion carried.
