HUGO BOARD OF ADJUSTMENTS AND APPEALS
May 27, 2010
Chairperson Schumann called the meeting to order at 6:30 p.m.
PRESENT: Schumann, Weidt
ABSENT: Puleo
ALSO PRESENT: Bryan Bear, Community Development Director
Rachel Simone, Associate Planner
Dennis Fields, Community Development Assistant
Approval of Minutes — April 22, 2010
Weidt made motion, Schumann seconded, to approve the minutes for April 22, 2010 as presented.
All Ayes. Motion carried.
Gibbs — Variance from Location and Size Requirements for Accessory Building
Rachel Simone, the Associate Planner, described the application to the Board of Zoning. The
applicant is asking for variances from the location of the accessory building and the size
requirement. The proposed building would be placed in front of the principle building on the lot
and be 2,498 sq ft while 2,000 sq ft is allowed. She described that the property is surrounded by
streets on three sides and has steep grades on a portion of the property. The building will be built
into the hillside. Staff recommended approval of both variance requests.
Schumann asked if the building would have utilities.
Rachel explained that no utilities would be added to the building that would constitute a dwelling
unit.
The applicant, Jake Gibbs, addressed the Board. He explained that he has lived in the city for 35
years and would like to make a property improvements so that he can pass his property down to
family in the future.
Schumann opened the public hearing.
Randy Backus, the contractor, answered that there would be no bathrooms except for a utility tub
in the building.
Schumann closed the public hearing.

Weidt made a motion, Schumann seconded, to approve the variance requests.
