Inwood is one of the City’s largest Master Planned Unit <br />Developments. When the initial Inwood Preliminary Plat was approved in December 2014, the <br />development was planned to contain 275 single family residential lots in the northeast side of the <br />development, 264 multi-family residential units in the southeast, and approximately 90,000 <br />square feet of commercial space on the west side of the development. A City Park, Ivywood <br />Park, was also created on land dedicated to the City just north of 5th St. N. <br /> <br />Since the initial approval of the Inwood PUD, all the planned single-family homes were <br />constructed in 5 consecutive phases, followed by one commercial project, the Kwik Trip at <br />Inwood Avenue and 5th Street North. This phase of the Inwood project would include a 123 unit <br />apartment and 148 attached townhomes for a total of 271 units. <br /> <br />The following applications were required for this project: <br />1. Preliminary Plat – This project requires a Preliminary and Final Plat. <br />2. PUD – Any flexibility required to the City’s standards must be granted through a new <br />PUD, no flexibilities were granted in the initial Inwood PUD. <br />3. Comprehensive Plan Amendment – This is required to consolidate the future land use <br />guidance on the subject parcels from three separate categories to one, maintaining the <br />site-wide limit of 15 units per acre. <br /> <br />ISSUE BEFORE COUNCIL: <br />The Council is asked to review the comprehensive plan amendment, preliminary plat, and PUD <br />and to take an action on the requests.
