SI~CIAL MEETING <br />A special meeting of the Council of the Village of Little Canada <br />was held at the Little Canada Fire Department Building, 440 Little Canada Road, <br />at 7:00 P.M. on Wednesday, February 3, 1960, pursuant to a call Por said meeting <br />issued by the Mayor. <br />Present were: L. Melancon, W. Ccenen, J. Vitale, C. Spooner, <br />Ed Loeffler. Also present was Frederick P. Memmer, Village Attorney. <br />The Mayor called the meeting to order and reading of the minutes <br />was dis~naed with. Mr. Ray Rehbein and Mr. Gene Husnik , home construction <br />contractors, appeared before the Council and requested that the Council consider <br />reducing the present minimum lot size for the reason that they intend to con- <br />struct homes on property which they purchased Prom Roy Wilson located south <br />oP Demont and west of the new Highway 35E, in which they wish to install a <br />water distribution system. They explained that the large lots will make the <br />cost for water distribution higher than if the lots were smaller. It was <br />pointed out to both of these men that the minimum lot size previously estatm- <br />lished in Little Canada was not predicated wholely upon the idea of water and <br />sewer sanitary services. There were other reasons which the Council had Por <br />insisting upon larger lots, one oP the principal reasons being that this would <br />discourage the construction of development housing consisting of cheap houses <br />and small houses that would be no asset to the Village. These men were advised <br />that the Council would not consider any reduction in lot size. <br />The V311age Attorney read a letter he had received from the State <br />Highway Department assuring the Village of Little Canada that the Park Construc- <br />tion Company will maintain a service road on Ed Gogne's property at all times <br />and make certain that such road will be kept in a passable and usable condition <br />without interruption. <br />The Clerk read a I~tition which had been delivered to him, said <br />Petition requesting rezoning of that part oP the NWT oY the NW~ oP Section 6- <br />29-22 lying east oP the Soo Line right-of-way. This property is the tract <br />lying adjacent to and east oP the 30o Line right-qf-way in the Northwest corner <br />of the Vi1]age behind the properties of the Preferred Sheet Metal, Little Canada <br />Lumber Company, Northern States Power Company and the 3020 Trailer lark. The <br />Petition had been delivered to the Clerk by John Vitale who explained that a <br />Mr. Borden and his partner, Mr. Squires, were purchasing the said property for <br />the purpose of installing a trailer park and would, therefor, have to have the <br />property rezoned industrial to comply with the Little Canada zoning law. After <br />considerable discussion, the Council decided to set a date for hearing I~tition. <br />Upon Motion by Ccenen, seconded by Spooner, 3t was, <br />RESOLVED, That the hearing on the Petition fox Rezoning part of the <br />NWT oP NWu of Section 6-29-22 be, and is hereby set Por February 24, 1960, at <br />7:00 P.M. and that the Clerk forthwith post notices of the said hearing as <br />required by the zoning ordinance. <br />Ayes - 5 Nays - o <br />
