Comprehensive Plan Update

Mr. Grochala provided an update on the Comprehensive Plan. He stated that the City
Council was considering the elimination of the mixed use district designation. Mr.
Grochala provided an overview of the existing mixed use parcels, proposed
commercial/residential splits and proposed housing density.

Board members questioned how would existing mixed use parcels be guided if district is
eliminated and how would affordability requirements be handled. Mr. Grochala stated
that those are issues that would need to be addressed. Decisions would need to be made
to reguide parcels either residential or commercial. Additionally, the density range with
the High Density area would need to be reevaluated to meet both affordability goals and
address the overall 3.0 unit per acre density requirement for sewered residential use.
