I-35E Corridor Comprehensive Plan Amendment

Mr. Grochala introduced the staff report regarding the City initiated Comprehensive Plan
Amendment for the land located east of I-35E and north of Main Street/CSAH 14.

The City has been contacted about large development opportunities in this area.

The purpose of this amendment, it is to adjust the utility staging for the area to be available
with sewer and water after 2018. Following that change, the land use will adjust to business
campus and the zoning will continue to be R-BR (Rural-Business Rural).

The Planning and Zoning Board held a public hearing on October 10th and recommended
approval to be sent to City Council.

Mr. Cravaro asked if the City knows about the communication facilities in this area. Mr.
Grochala explained the power and fiber available in this area. Connexus, Great River
Energy, Anoka County, and Washington County are interested in a national marketing
campaign to promote this area as a technology corridor for the state.

Mr. Grochala communicated the types of businesses that are interested in this area –
computer type businesses, medical manufacturing device facility, and data centers. There
has been interest from national firms.

EDAC recommended moving the I-35E Corridor Comprehensive Plan Amendment forward.
