Mr. Flannery seconded the motion, which carried
unanimously.
SUNSET OAKS PARK DEDICATION
This agenda item is a continuation of discussion and research
from the past several months . The research done by City staff
and the Property Assessor has provided the following information.
Fact A: The plat was recorded in 1977 . The dates for approval
and recording are -n the plat map . Research has been
done with regard to the aasessed valuation of land at
that time and also the Park Dedication Ordinance which
was in affect at that time (Ordinance 21B).
Fact B: Plat is 280 acres . There had been some question (as
mentioned in the 3/18/85 Park Board minutes) as to
the number of acres in the plat . This 280 acre
figure does not include the air park subdivision.
Fact C:``
Dedication• :Valuat iori in 13.77 was $l. OQ r Acre . The
City-Clerk ouncevidence of The pa ky tedicati-= re-
quired in other subdivisions around the time of the
Sunset Oaks subdivision, as follows :
1975 Pine Vista - $2 ,200 for 20 acres = $15100_
1978 Colonial Woods - $4 ,400 for 40 acres = $19100
1978 Lino Air Park - $8 , 800 for 80 acres = $15100
1979 Pine Oaks - $8 ,690 for 79 acres = $15100
The Property Assessor , Margie Roisum, found market
values in 1977 prior to platting for 102 lots in
the Sunset Oaks subdivision . Information on the
remaining 12 was not available . The total valuation
was $135 , 300 divided by 102 lots equals $1 , 326 . Even
if the remaining 12 lots had $0 value , $135 ,300 divided
by 114 equals $1 ,186 . Therefore , the $1,100 figure
used for valuation at that time is to the developer' s
advantage .
Fact D: Park Dedication Requirement in 1977 was 100 of Land
or Cash Equivalent . Ordinance 21B was in effect in
1977 . A copy of Ordinance 21B is included with these
minutes .
