A panel discussion 24 <br />ensued with members of the development community explaining the changes in development since 25 <br />2007, including the fact that there are fewer developers in today’s market. Developers explained what 26 <br />they look for in a community and how cities can position themselves to attract development. 27 <br /> 28 <br />A discussion period followed with council and board members asking questions of the panel. 29 <br />Discussion items included: 30 <br /> Nationally baby boomers and Gen Y are looking for smaller homes, often prefer to rent. 31 <br /> Development has slowed due to lack of capitol, glut of existing space, fewer developers 32 <br /> Developers go to the places that are easiest to develop 33 <br /> Retail follows rooftops. Lino Lakes will have to increase total households and density to 34 <br />support additional retail 35 <br /> Developers need certainty. Developers would rather hear a “fast” no than a “slow” maybe 36 <br />because of “pursuit costs” to get to an approval. 37 <br /> Specific site plans can deter development. Flexibility is important 38 <br /> Lino Lakes can be a choice for people who want suburban lifestyle 39 <br /> Diversity of housing helps retain those who grew up in Lino Lakes 40 <br /> City attributes such as the YMCA and trails can assist development 41 <br /> 42 <br />Meeting adjourned, 8:30 p.m. 43 <br /> 44 <br /> 45
