1888 <br />conditioned as set forth below, and <br />1NHERF,AS, The Council has revierored the matter and <br />the recommendations of the Planning Commission, <br />and <br />WHEREAS, the proposed use will not be detrimental <br />to the health and safety or general welfare of <br />the community nor will. cause serious traffic con- <br />gestion nor hazards nor wi7,l, seriously depreciate <br />surrounding property values and that the same i.s <br />in harmony with the general. purpose and intent of <br />the ordinance in the comprehensive plan, <br />MWfT, THEREFORE, BE IT RESOLVED that: <br />1. Said plot plan, a copy of which is on file <br />with the Clerk of the Village of Falcon Heights, <br />is hereby approved as modified on March 27, 1963 <br />2. Said Conditional Use Permit is approved <br />sub~eet to the following conditions created by <br />the P!l.anning Commission of the Village of Falcon <br />Heights and concurred in by the Village Council.: <br />a. There shall. be no more than three traffic <br />lanes,. each lane not to exceed twelve feet in <br />width, located in that area south of the Car <br />Wash and north. of Larpenteur Avenue. <br />b, The sale of automobile fuel and related <br />cervices shall be conducted only during the <br />regular hours of operation of said Car Wash. <br />3. The traffic pattern at the State Fair Car <br />Wash shall conform to the traffic flog pattern <br />as prepared by the Village Counsulting Engineer <br />and approved by the Council, and said Gar Wash <br />shall take all necessary steps to avoid congestion <br />of traffic at the Larpenteur Avenue entrances and <br />exits to said Car Wash. <br />!t. Final approval of the plans, including those <br />modifications recommended by the Village Council <br />on March 27, 1963, to be given by the Village <br />Consulting Engineer. <br />5. The applicant must apply for a building <br />permit as required under the provisions of <br />Ordinance No, 3 of the Village of Falcon Heights, <br />as amended, and said plans submitted to the <br />Zoning Administrator and Building Inspector for <br />issuance of said permit, must reflect the written <br />approval of the Village Consulting Engineer. <br />Adopted this 27th day of March, 1963, <br />
