1~2~. <br />Schmelz <br />~~ayor Nilsen read copies of Notices as published and posted. <br />Utecht read. letter of June 2nd from the Planning Commission <br />in which they reco^~mended that this request be laid aside <br />until it is possible to determine conformity of the proposed <br />land. use to vrhat they feel is the optimum plan for the <br />future of Falcon Heights. <br />Utecht read report from Howard. Dahlgren, Principal Planner, <br />Midwest Planning and Research, Inc., which read, in part, <br />as follows: "This location would be highly desirable for <br />the automobile oriented business places, but to permit these <br />less intense uses along the choice frontage on Larpenteur <br />would be to deny the greater. potential of this property. <br />Only one such use to be permitted will give legal precedence <br />to the establishment of a commercial strip along Larz~enteur <br />as exists along University., For the welfare of Falcon Heights <br />this should be prevented," <br />John Yngbe, attorney for Schmelz, brought out the following <br />points: The application is for a new car sales place. 'T'hey <br />are not proposing a used car alley, but rather a high use of <br />the land. The building would cost in the neighborhood of <br />~80~000.00. They do not have full plans. It is difficult <br />to proceed further until they get confirmation from the <br />Board as to whether they will go along. It will be a good- <br />looking building. He showed a drawing of the proposed build- <br />ing, Application would be for permit for salesroom for the <br />Volkswagon. He showed pictures of the Volkswagon building <br />located at Cedar Lake Road and Highway 100 in St. Louis Park. <br />It is not their proposal to conduct a used car business. <br />'T'hey would maintain a garage. There would be an inside <br />display area for the display of the automobile. In St. Louis <br />Park, the Dealer has the auto sales in the regular business <br />district. They will restrict the outside display of used <br />cars, and not have banners and lights that go along with the <br />used car lots on University Avenue. They estimate 35 to 50 <br />calls a day on nevi car business and about 50 a day for <br />service. It will not be a high traffic generator. There <br />~vrould be adequate parking area on their own lot. It would <br />not add any congestion, nor would it be necessary to have any <br />parking on the main highway. They have complied with present <br />ordinance for business district set-'~ncks and parking re- <br />c•uirements and they would be glad to abide by such decisions <br />as may be established in planned ordinances. <br />It would not be a factor in traffic control. They vron't be <br />driving in. We will have to go out and get them. It is a <br />good location for us. <br />Lee I haven't much to add. 3 think it would be a great improve- <br />ment to the looks of Larpenteur Avenue if the house were <br />taken out and a good business building put in there. <br />Yngbe The proposed land use is considerably less than the total <br />land area. <br />Schmelz We will have between 150 and 200 thousand dollars invested. <br />in this operation, including equipment. <br />1 <br />1 <br />
