1753
H. Otto, The statement was made that the shaded area. would be used as
18l~7 a ponding area and. a playground. Does the Village propose to
Fairviews buy this land as a playground?
Nilsen: It might be purchased by the Village or maybe it would. be ded-
icated.
H. Otto: We came out here because we wanted. land. We could have bought
smaller lots anywhere. If this plan is registered with the
Registrar of Deeds, it might be detrimental to the sale of our
properties to people who want large lots.
Carney for
Disanto: There are no building Hermits being issued for this land?
Nilsen There has been a "hold" on building Hermits until we determine
what is best for that area.
Carneys Would they take the whole acre?
Nilsen: I wouldn't think so.
Stone: Even if they didn't, it would be below the minimum lot size and
the Village vrould have to pay more than just the street size.
Otis: Why couldn't the road go through to Tatum? The ponding area is
not adequate. ~7ater will be all over some of those new lots.
~"ry idea would be for so^!eone to buy up all this property and
develop it as a unit. You show ten 75' lots on Lindig's property.
Across the street are 95' lots. A.11 he has to do is sell ten
lots and he will have 35~ of the owners.
Nilsen: Any proposed plat will go to the Planning Commission. It must
be approved by the Planning Commission before the Council takes
action on it.
Otis: The road is not in the center of the space between Fairview and
Tatum. Do you think that anybody who wants to hold on to this
land would sell the very minimum which vrould be 105'? Then
there will be land between the present houses and the lots that,
some day, somebody is going to want to sell. I can't afford to
pay the assessments or the extra taxes. That means I will have
to sell the land and I don't know v~rhat residue will go to income
taxes. Those long lots of Lindig's will be the same. Some day
somebody will vrant to sell this land. I think this is a good
expedient so the land that is for sale can be worked in. I don't
see how they are ~oing to pay for toe acre lot that is ruined,
and I feP1 sorry for the people who have a road going right
through their property. Very small lots on one side and very
small lots on the other.
Nilsen: These problems have become complex as the Village has developed.
If some of these Hroblems had been considered many years ago, we
wouldn't be faced with these problems today. l"~e have been trying
to do some planning recently and there should have been some
planning years ago.
1
