accumulation or runoff of surface waters from any source. <br />Floodplain or flood prone area means any land area susceptible to being inundated by water <br />from any source (see Flood). <br />Flood-proofing means any combination of structural and nonstructural additions, changes or <br />adjustments to structures which reduce or eliminate flood damage to real estate or improved real <br />property, water and sanitary facilities, structures and their contents. <br />Floor area means a gross area of the main floor of a residential building measured in square <br />feet and not including an attached garage, breezeway, or similar attachment. <br />Floor area gross means the sum of the gross area of the various floors of a building <br />measured in square feet. The basement floor area shall not be included unless such area <br />constitutes a story. <br />Floor area ratio means the numerical value obtained through dividing the gross floor area of <br />a building by the net area of the lot or parcel of land on which such building are located. <br />Floor plan, general, means a graphic representation of the anticipated use of the floor area <br />within a building or structure. <br />Florists means establishments primarily engaged in the retail sale of cut flowers and <br />growing plants. This excludes retail nurseries and lawn and garden supply stores. <br />Food stores means retail stores primarily engaged in selling food for home preparation and <br />consumption. Included are grocery and convenience food stores, meat and fish markets, fruit and <br />vegetable markets, candy, nut, and confectionery stores, dairy products stores, retail bakeries, <br />retail coffee stores, spice and herb stores, retail water and mineral water stores, and vitamin food <br />stores. <br />Footing means the foundation below frost line as prescribed by the building code. <br />Frontage means that boundary of a lot that abuts a public street or private road. <br />Fuel dealers means establishments primarily engaged in the retail sale of fuel oil, liquefied <br />petroleum gas (bottle gas), and coal and wood dealers. <br />Garage, private, means a detached accessory building or portion of the principal building, <br />including a carport, which is used primarily for the storing of passenger vehicles, trailers, <br />recreational vehicles, or farm trucks. <br />Garage, public, means a building or portion of a building, where vehicles are kept for <br />remuneration or hire and in which any sale of gasoline, oil, and accessories is only incidental to <br />the principal use. <br />Garment pressing, and agents for laundries and dry cleaners means establishments <br />primarily engaged in providing laundry and dry cleaning services but which have the laundry and <br />dry cleaning work done by others. Establishments in this industry may do their own pressing, <br />finishing work, alterations and incidental repairs. <br />Governing body means the city council of the City of Falcon Heights, Minnesota. <br />Group home, large, means a state licensed residential facility serving from seven through 16 <br />persons or a licensed day care facility serving from 13 through 16 persons. <br />Gun shop means a building or a portion of a building occupied by a firearms dealer that has <br />devoted some portion of its floor area to the sale of firearms or ammunition.
