Review of Preliminary PUD General Plan Submittal for Falcon Heights Town Square
January 29, 2003
Page 3
^ Lighting (?) in vehicle access corridor between the two rows of townhomes.
^ Consider exterior lighting/highlighting on the Snelling and Larpenteur facades of the
multifamily and senior buildings.
^ Reposition/cut back the planter boxes on the Larpenteur-side ground floor of the
multifamily building to permit sidewalk snow plowing.
Landscape Plan (Drawing L-I)
The planting island in the center of the parking courtyard should be redesigned to provide
for a direct sidewalk connection east-west, linking Arona Street sidewalk to the parking
court/retall entrances.
Consider fence/plantings at Arona and at Snelling to seal off the "corridor" created the
southside of the multifamily building, the townhomes, rock garden/detention pond area,
and the south property line.
First Floor Plan for Multifamily Building (Drawing A0.2)
^ Re-examine lobby area/entrances for multifamily building. Very confusing, indirect
pedestrian movement patterns. Also, possible issues with furniture loading/unloading in
a very restricted area.
^ Exhaust for restaurants??
• Elevations for Multifamily Building (Drawings A3.1, A3.2, and A3.3)
^ Signage for commercial uses? Name of building signage? Address sign?
^ Clear glass for commercial storefronts? Should not be heavily tinted.
^ Awnings: metal? Canvas?
^ Rooftop equipment? Rooftop elevator penthouse?
^ Siding: No EIFS (exterior insulation finish system); should be real stucco.
^ More information needed regarding colors of brick, stucco, trim, railings, etc. Samples?
^ What is height of first floor? Critical issue for commercial tenants.
First Floor Plan for Senior Housing Building (Drawing Al.l)
Direct pedestrian connection needed through this building to the transit stop planned for
the Larpenteur-Arona intersection. Seniors in building should not have to walk out the
courtyard entrance, around the building, and along the Larpenteur frontage to the bus
stop.
Elevations for Senior Housing Building (Drawing A3.1)
^ Name of building signage? Address sign?
^ Rooftop equipment? Roofing materials?
^ Consider more use of brick instead of siding.
^ Colors of brick, roof, and other materials? Samples?
DC
