IDAHO <br />AVENUE <br />On September 25, 1995, the Falcon Heights planning commission recommended <br />denial of the following variance for 1386 W. Idaho Avenue: <br />Chapter 9-13.04 subd 6 (a) which allows only one driveway access <br />for each one-family residential lot. <br />A variance to allow two driveway accesses (one from the alley and <br />one from the street) to aone-family residential lot. <br />• The tannin commission ado ted the followin findin for r <br />g ec~mmending the <br />denial of the variance at 1386 W. Idaho Avenue: <br />The applicant has not met all criteria for granting a variance, specifically: <br />a. 9-15.03 subd. 4(c), that the granting of the variance is necessary for <br />the preservation and enjoyment of substantial property rights; and <br />b. 9-15.03 subd. 41g), that the shape, topographical condition or other <br />similar characteristic of the property is such as to distinguish it <br />substantially form all of the other properties in the zoning district of <br />which it is a part; and <br />c. 9-15.03 subd. 4(g) and (h), that a particular hardship, as distinguished <br />from mere inconvenience to the owner, would result if the strict letter <br />of the Chapter were carried out and a variance denied. <br />
