A topographic map must be prepared by a Registered Civil Engineer or <br />Registered Land Surveyor coverin <br />the <br />ti <br /> g <br />en <br />re development. There is a <br />note at the bottom of the preliminary plan that indicates proposed <br /> elevations are based on existing data provided by the ow:~er. <br />14. The owner should provide soil and subsoil conditions from a certified Soils <br />Engineer such as American Engineerin <br />d T <br /> g an <br />esting, Inc. <br />15. The owner must provide drainage calculations showing drainage patterns <br /> . <br />amount of runoff draining to low points and amount of runoff being <br /> conveyed by storm sewer system. No evaluation of the storm sewer and <br /> drainage can be completed until the drainage calculations are provided <br /> . <br />The amount of runoff that drains to the low point at the south end of the <br /> <br />• development may be a problem if the water rises high enough to flood the <br />building immediately west of Prior Avenue. <br />16. The watermain within the City of Falcon Heights is maintained by St. Paul <br /> Water Utility. Therefore, all plans must be approved by St. Paul Water <br /> Utility prior to watermain construction. <br />17. The existing watermain in the northwest corner of the proposed <br />development is under the proposed building. The watermain must be <br />removed and relocated in the street away from the building. <br />18. In relation to the third building north of the south- groperty line, the <br />existing six inch ductile iron pipe (DIP} watermain is located approximately <br />eight feet from the building and three feet from the same building's patio. <br />.This is extreme~.y close to the building and should be relocated into the <br />street. This will allow the watermain to be repaired if necessary. <br />19. The existing DIP watermain under the first building north of the south <br />property line should be removed and relocated as shown on preliminary <br />plan or as directed by St. Paul Water Utility. <br />20. No fire hydrants are shown on the preliminary plan. The Fire Marshall <br />should be contacted to determine the number of hydrants required. <br />Typically hydrants are spaced approximately 500 feet apart. <br />21. An existing 15 inch reinforced concrete storm sewer pipe is located along a <br />• line approximately 65 feet north of the south property line. The 15 inch <br />storm sewer pipe is located under two buildings and must be removed as <br />well as the ground filled in and thoroughly compacted. <br />
