Meeting Date 4L27J92 <br />Item E-1 <br />ITEM: Request for a variance from the Section 9 - 4.01 {4}(c) <br />of the zoning code for 2291 West Hoyt in an R-1 zone <br />SUBMITTED BY: Donna & George Albrecht, Property Owners <br />REVIEWED BY: Susan Hoyt, City Administrator acting as planner <br />EXPLANATION/DESCRIPTON: <br />The property owner, Mr. Albrecht, is requesting a 16 foot <br />variance in the required front yard setback of 30 feet to <br />construct a double garage(23 feet by 25 feet) and eliminate an <br />existing single car garage on his property (Figure 1). <br />The proposed garage will replace a terrace and deck that <br />currently intrudes 16 feet into the 30 foot setback. The terrace <br />was constructed prior to the zoning code. The change from a <br />terrace to a garage use requires a variance, despite the fact <br />that the setback is identical. The existing one-car garage will <br />be turned into living space and the existing driveway eliminated. <br />ALTERNATIVES <br />1. In order to avoid the necessity of getting a variance to <br />construct a double garage, the property owner could <br />construct an addition to the single garage to the east on <br />his property without requiring a sideyard variance. <br />Two problems might exist. <br />1) The sideyard appears 14? feet on the diagram. It <br />doesn't appear to be that wide. This may be due <br />to slopes. <br />2) The hilly terrain and large trees make this <br />physically difficult and aesthetically <br />undesirable. <br />2. An ample double garage could be constructed with a reduced <br />variance from 16 ft. to 13 or 15 ft. of the required 30 foot <br />front yard setback (22 to 24 foot vertical dimension of the <br />garage). However, the property owner wishes to build the <br />garage as large as possible. A 23 X 25 ft. (575 sq. ft.) is <br />similar in size to now standard 24 X 24 ft. garages (576 sq. <br />ft.). The horizontal dimension of 23 feet is limited by the <br />unfinished space in the existing house so any additional <br />area comes from the width. <br />
