• SIMILAR NEIGHBORHOOD CHARACTERISTICS <br />The variance in the front yard setback would not be inconsistent <br />with neigboring properties. It already exists in the substantial <br />terrace in the front yard, and there is an example of a garage <br />built much closer than 16 ft. to the street to the east of the <br />property on Hoyt. <br />STAFF RECOMMENDATION <br />Staff recommends granting a 16 foot variance in the front yard <br />to accommodate a double garage for the following reasons: <br />1. Double garages are now standard for residential <br />property. Occasionally, variances are necessary to <br />meet this need on the urban lots developed in the past. <br />2. The proposed garage represents a continuation of an <br />existing setback in the front yard. <br />3. There are examples of other similarly sited garages in <br />the nearby residential streetscape. <br />4. Topography and landscaping prohibits the extension of <br />the double garage to the east. <br />• 5. Meets the standards for granting a variance, <br />particularly b,c, and g. <br />r <br />
