•
City of Falcon Heights
April 21. 1992
Page three
12. The owner should provide Abstractors Certified Property Certificate
showing the names and addresses of property owners within 350 feet of
outer boundaries of the property.
13. A topographic map must be prepared by a Registered Civil Engineer or
Registered Land Surveyor covering the entire development.. There is a
note at the bottom of the preliminary plan that indicates proposed
elevations are based on existing data provided by the ow:cer.
14. The owner should provide soil and subsoil conditions from a certified Soils
Engineer such as American Engineering and Testing. Inc.
15. The owner must provide drainage calculations showing drainage patterns,
amount of runoff draining to low points and amount of runoff being
conveyed by storm sewer system. No evaluation of the storm sewer and
drainage can be completed until the drainage calculations are provided.
The amount of runoff that drains to the low point at the south end of the
development may be a problem if the water rises high enough to flood the
building immediately west of Prior Avenue.
16. The watermain within the City of Falcon Heights is maintained by St. Paul
Water Utility. Therefore. all plans must be approved by St. Paul Water
Utility prior to watermain construction.
17. The existing watermain in the northwest corner of the proposed
development is under the proposed building. The watermain must be
removed and relocated in the street away from the building.
18. In relation to the third building north of the south property line. the
existing six inch ductile iron pipe (DIP) watermain is located approximately
eight feet from the building and three feet from the same building's patio.
This is extreme?.y close to the building and shoul3 be relocated into the
street. This will allow the watermain to be repaired if necessary.
19. The existing DIP watermain under the first building north of the south
property line should be removed and relocated as shown on preliminary
plan or as directed by St. Paul Water Utility.
20. No fire hydrants are shown on the preliminary plan. The Fire Marshall
should be contacted to determine the number of hydrants required.
Typically hydrants are spaced approximately 500 feet apart.
21. An existing 15 inch reinforced concrete storm sewer pipe is located along a
line approximately 65 feet north of the south property line. The 15 inch
• storm sewer pipe is located under two buildings and must be removed as
well as the ground filled in and thoroughly compacted.
