The existing B-lA areas are <br />occupied by businesses and the plan suggests keeping them that say. • <br />The residential option complicates this. <br />+~ B-3 - neighborhood retail to replace the E-B and B-2- <br />in the Hamline area is useful. It will clearly <br />differentiate between these neighborhood uses and the larger <br />commercial center a Larpenteur and Snelling. It will also clear up <br />this unusual E-B zone. It will give the city an opportunity to create <br />a zone with compatible business uses, perhaps most of them requiring <br />conditional use permits for better control adjacent to the residential <br />community. <br />* Central Business District from B-2 - Again useful to <br />designate the significance of this area. It will also <br />provide an opportunity to review the list of allowed <br />business uses in this zone. <br />* Public district zoning for parks and public lands without <br />dual zoning. This is useful to cover the public/institutional <br />land. If the land becomes available for development, the comprehensive <br />plan will identify the general use proposed for the property. <br />The timing of the development will somewhat affect its actual use due <br />to market conditions. <br />* Parks and open space is best zoned as parks and open space. <br /> <br />~_J <br />
