'_ ~~ <br />r~ <br />• <br />MEMORANDUM: <br />Meeting Date 10-16-90 <br />Agenda Item E-2 <br />Attachment 4 <br />TO: Planning Commission <br />FROM: Susan Hoyt, City Planner <br />RE: Information on the Proposed Subdivision of the Two Lots at <br />1794 and 1800 Albert Street into Three Lots <br />The following information is relevant to Mr. Warkentien's pre- <br />application for a subdivision of 1794 and 1800 Albert Street. <br />1. Subdivision of lots 43 and 44 of Larpenteur Villas into <br />three lots. Two will be developed. One will be vacant. <br />2. Lot Size: <br />a. Existing: <br />Lot 43 = 78.21 x 295.40 = 23,103.23 sq. ft. <br />Lot 44 = 68.58 x 295.40 = 20,258.53 sq. ft. <br />b. Proposed: <br />Lot 43 = 78.21 x 195.40 = 15,282.23 sq. ft. <br />Lot 44 = 68.58 x 195.40 = 13,400.53 sq. ft. <br />New Lot = 100 x 149.79 = 14,679 sq. ft. <br />3. Conformance with lot size cri teria for single family <br />dwelling in the zoning code: <br />a. Lot area: <br />The minimum lot area is 10,000 sq. ft. All three lots <br />substantially exceed this minimum. <br />b. Lot width: <br />Interior lots. The minimum interior lot width is 75 ft. <br />The interior lots, proposed lot 43 and the new Garden <br />lot meet this criterion. <br />Corner lots. The minimum corner lot in a new <br />subdivision is 90 ft. The proposed lot 44 falls short <br />of this requirement by 21 sq. ft. <br />4. Setbacks of existing structures on proposed lots. <br />The proposed lots 43 and 44 will already be built up since <br />they are currently occupied with single family dwellings and <br />will remain there. These structures meet all the setback <br />requirements of the zoning code. Their location on the lot <br />should not impact the required setbacks of a new structure <br />on the proposed Garden lot. <br />1 <br />
