Hamline <br />Avenue in an R-1 zone. <br />SUBMITTED BY: Mr. Jim Lammers, property owner <br />REVIEWED-$Y: Susan Hoyt Taff, City Planner <br />EXPLANATION,/SUI~IlKARY (attach additional sheets as necessary) <br />Mr. Lammers, property owner and resident of 1697 North Hamline <br />Avenue, is requesting a variance from Section 9-2.06 1(b) and <br />1(f)(5) of the zoning code to allow him to construct an eight foot <br />high fence along his front property line and along the entire south <br />side lot line. The variance is necessary because 9-2.06 1(b) <br />limits the height of all fences to six feet and 9-2.06 Subdivision <br />1(f)(5) restricts fences to three feet in height within the front <br />yard setback. <br />In order to qualify for a variance, the property owner must <br />demonstrate that there is a uniqueness and hardship to the property <br />to justify departing from the normal requirements of the zoning <br />code. <br />ATTACHMENT 1 9-2.06 Subdivision 1 (b) and 1 (f) (5) Regarding <br />Fences <br />ATTACHMENT 2 Letter from Mr. Lammers <br />ATTACHMENT 3 Site Plan for 1697 N.
